When considering short sales many people don't understand the benefits. Some benefits are obvious, while other benefits are not so obvious.

So what are the benefits?

First and foremost short sales benefit people in foreclosure. If done properly, and I stress "properly", homeowners benefit from not having a foreclosure on their record. Yes their credit will be damaged in the short term, but a responsible homeowner can overcome this damage in a relatively short period of time. Having a foreclosure on their record will be more devastating in the long term compared to a successful short sale. Helping a family facing foreclosure, so they can essentially start over, is very rewarding.

Another benefit is You are contributing with the turnaround of the economy. Millions of homes are or will be facing foreclosure. The housing bubble that started in the early 2000s and ended in 2007 massively inflated the true market value of homes. As with all economical bubbles they burst, which is just the marketplace correcting itself to reflect the real value of a product or service. The economy won't fully recover until the housing market clears itself of overpriced houses. With each successful short sale we are one step closer to clearing the market of overvalued houses.

You can make money performing short sale transactions. Yes it is legal to help a homeowner short sale their house before they are foreclosed. But you must do it the correct way per the government regulations and lender guidelines. Don't let this scare you, especially when it can be done legally and ethically. There is a correct way and numerous wrong ways to short sale a house, make sure you are doing it the correct way. Once you learn the correct way, your potential to help people and make money is almost unlimited.

So what is the Catch?

Before you get too excited, there are some realities to consider prior to making this decision. First, successful short sales take a lot of work and effort. "Short sales ain't easy."

Consider some of the required actions in a successful short sale.

Finding distressed homeowners. There are countless ways to find distressed homeowners and finding methods that work is essential so you don't waste your valuable time.
Talking and convincing distressed homeowners how you can help is challenging with many folks.
Listening and understanding the situation of a distressed homeowner is absolutely required. You must listen carefully to a homeowners needs and wants in order to determine a short sale is in their best interest. Because short sales is only one option to consider, you must be knowledgeable enough with the other options. Because ultimately you are working for the homeowner and not your personal financial reasons.
Understand and prepare all the documents in a successful short sale. A successful short sale includes documents you review with the distressed homeowner. Explain these documents thoroughly so the homeowner is comfortable moving forward with you. Otherwise they will feel you are just another person trying to scam them out of their house. A successful short sale includes certain documentation that puts them at ease. This is crucial when gaining credibility and trust with distressed homeowners. Distressed homeowners have enough to worry about and they don't need to have another worry placed upon them.
Once the documents are complete, next you have to deal with the banks and lenders. Understanding the various lenders' default loan process, procedures, policies, and departments is challenging and time consuming. Having the experience to be able to effectively negotiate with the lenders can be frustrating. You can't let your frustrations impact the negotiation process.
Understanding the local foreclosure law and process is also very important. You have to execute certain steps in a timely fashion or the home will be foreclosed sooner than later.
Playing an active role on the Broker Price Opinion (BPO) can have a tremendous impact on the negotiation process with the lenders. If the BPO value is above market value then you will have difficult time convincing a buyer to purchase the property. Handling BPOs comes with experience and insight.
Finding qualified buyers can be challenging because credit is tight and guidelines are strict. Building a buyers list or finding good agents is time consuming.
Controlling and managing the closing process is another critical component to a successful short sale. A successful short sale is not completed until the deal is closed! You can't afford to lose focus in this final phase.

Still want to do short sales? You can certainly do short sales yourself, but you will be greatly constrained on building your wealth and having time for other more enjoyable things in life.

New FHA Loan Rules Will Your Buyers Credit Score Be Enough

The new rules being proposed for the Federal Housing Administration (FHA) will mean that no one with a credit score under 500 will be able to get a loan. If your buyers have a credit score of 500 - 580 they will have to put down a 10% down payments. There is a break for those who have a score over 580, they can still qualify for 3.5% down payments. A 620 score for FHA loans have been required by many lenders and can go as high as 660 in consideration of the neighborhood watch program.

Buyers who want to purchase a home with an FHA mortgage have other changes including an "Up Front Mortgage Insurance Premium". This amount is due when the buyer and seller close on the home and is calculated by multiplying the base loan amount by the percentage rate at time of closing. The positive side of this is that some of the payment can be put on the annual mortgage insurance premium giving the buyer more time to work that in their budget.

Other factors your buyers need to be aware of to get a loan with the FHA will be credit history, loan to value ratio debt to income ration and cash reserves.

Seller will also feel the effect of the changes. The FHA has lowered seller concessions from 6% to 3% in a move FHA officials say is designed to eliminate the temptation to inflate the appraised value of a home for sale.

Another change will include a "Neighborhood Watch" program. This program is implemented to increase monitoring of FHA lenders according to the FHA, as a proposed Amendment of the National Housing Act, requiring all approved mortgagees assume liability for all of the loans that they orginate and underwrite. While this bill has passed the house, the next process is to clear the Senate. Department of Housing and Urban Development Secretary Shaun Donovan seems optimistic that H.R. 5072 could clear the Senate hurdle soon, saying "We look forward to quick action by the Senate on this proposal to encourage responsible homeownership while further reducing risk to the American taxpayer."

CountryWide not on your side!

June 7, 2010 the The Federal Trade Commission announced that two of Countrywide mortgage companies collected excessive mortgage-servicing fees from financially distressed homeowners. Countrywide has now agreed to pay out $108 million to settle the charges this being the largest judgment in the commission's history. The settlement money will go to over 200,000 homeowners who had loans with Countrywide before July 2008. (Countrywide was acquired by Bank of America in 2008)

According to Jon Leibowitz, the chairman of the Federal Trade Commission, Countrywide charged excessive fees to homeowners who were behind on their mortgage. They even made claims that some customers were in default of payments when they were indeed not. Shame on them!

The commission stated that the fees were grossly inflated on services like property inspections and lawn care. Subsidiaries were created by Countrywide to hire vendors and therefore increasing the cost many times in the process.

With many homeowners already in trouble, Countrywide added to their distress, imposing more fees for emerging from bankruptcy protection and imposing threats with a new foreclosure.
Countrywide made profits in the booming market years and when the loans failed made profits again and again.

In this settlement Countrywide is bared from making false representations for amounts owed by homeowners and charging fees for services that are not loan agreement authorized. They also may not charge for amounts for work in an unreasonable manner.

They are also going to be closely watched according to the settlement agreements and a independent third party will be placed to verify that bills and claims are valid for bankruptcy filed in court.

Director of the Executive office for the United States Trustees Program, Clifford J. White, said the commissions settlement “will help prevent future harm to homeowners in dire financial straits who legitimately seek bankruptcy protection.”

The $108 million settlement represents the agency’s estimate of consumer losses, but does not include a penalty, which the commission is not allowed to impose.

Mr. Leibowitz also stressed that the F.T.C. has not yet established how much will be paid to each consumer, in part, because Countrywide's record keeping was “abysmal.” About $35 million of the $108 million total was charged to homeowners already in bankruptcy proceedings, with the remainder charged to customers whom Countrywide said were in default on their mortgages.

“Now more than ever, companies that service consumers’ mortgages need to do so in an honest and fair way,” Mr. Leibowitz said.

Mr. Leibowitz, I agree!

We have been boycotting BOA because of the investor mayhem.

1: BOA Launched the equator guidelines a new system that speeds up the process LOL
2: They always have high values after appraisals
3: They want all the info from everyone and their mother on the files.
4: Buyer has to provide all their contact info and their lender.
5: They do appraisals and BPO’s to get highest value
6 : They take forever on the responses of offers
7: The payoff letter you receive after all the work is done tells you the buyer that you can’t sell it for 30 days.

Now an Alternative Foreclosure Program? Will this one help?

The government has come out with a new alternative program called the Home Affordable Foreclosure Alternatives (HAFA) program which goes into effect today, April 5, 2010 to help provide yet another default solution to this growing foreclosure market.

This program is an extension of the "Home Affordable Modification Program". With this program, a homeowner who does not qualify for a loan modification will be given the option of doing a short sale through the HAFA program.The hope with HAFA is to give lenders an initiative and follow through when no modification can be done, but unfortunately these programs are like a life boat to the titanic.

More than 5 million homes are behind on their mortgage or facing foreclosure across the US. The plans so far from the government has only helped a small amount and the foreclosure market that is growing everyday.

The Obama administration has now gone from trying to keep home owner in their homes, to saying hit the road jack and we will pay you to get out. When the short sale is completed, the borrower may receive up to $1500.00 for relocation expenses and servicers could receive up to $1,000.00. For subordinate lien holders, up to $1,000.00 for second mortgages. While this is part of the plan, lenders will also be asked to forgive the difference between the market price and what is owed on the property.

Do you think the government programs are going to work for even half the population in foreclosure?

The answer is NO and not all banks are going to follow this game plan that will release the debtor of the difference of what is owed and what is being received to pay off the debt. Much more needs to be done.

Take a look at all the Loan Modifications that did not happen with the Home Affordable Modification Program. Millions of foreclosures are out there with frustrated homeowners waiting out the time period set aside for the modification and ending months later hearing NO. By the time they hear
"No Go" on your modification, they are so deep into foreclosure, that only a short sale will help them.
Wait until you see what Bank of America (BOA) is doing to help out and why you should not be working with them.

The government is trying whatever they can throw up against the wall to see what will happen.

The popularity of short sales at the beginning of this foreclosure crisis were shunned. It was considered a labor intensive process many did not want to deal with and short sales were considered suspicious.
Today the banks are doing more short sales now than ever before and are contributing to a large part of the foreclosure solution and will be doing many many more through 2010 into 2011..

I am snowed under in Tunica, Mississippi spending a little time with my older brother. He gets free trips to casino towns and events like I do from time to time. Yes, I play a little Craps and Black Jack once or twice a year. I was sitting up here in my hotel room this past weekend, browsing the internet and ran across this wild article on how I could own my own town. Take a look below after reading.

I thought to myself what a cool opportunity to own a town of our own.
Then I started to ask myself “How far away it is?”, “What it would cost to rehab?”, “How would I market to get people to come back to the town so it would pay for itself?” etc…
It looked a little out of my own area of expertise. Not to mention the location was not in my usual sandbox. You all know what I say about getting involved with property that you cannot manage.

You would need to have someone you know on the ground that can help. Someone who is qualified and experienced in the field that we are asking them to be. In other words do not just trust someone to negotiate, or represent you or your company on a deal if they do not have equal or more knowledge than you have.

What about all the deals right here in our backyard? You know all the houses or towns for sale locally. There are so many deals, large and small. 100 thousand and million dollar deals in your neighborhood or surrounding area that you need to grab up before someone else does.

CFRI Hunting for Short Sales Meeting a Big Winner

Wow!! What an event. There was quite a crowd at the CFRI Hunting Season for
Short Sales at last weekends Monthly Meeting where I had the awesome opportunity to speak about and share my skills for short sales.

I went over the new laws and regulations on HAFA as well as the new additions to
Florida Statute 494 that governs the mortgage Industry. I also shared some of the
conversations I have had with the State of Florida regarding the changes and how they
affect short sales.

I taught how to talk to sellers by doing one on one role playing in front of the group and
the inside secrets to getting sellers to call you for help in pre -foreclosure with the
tools to seal the deal.

I really enjoyed interacting with the crowd, going over the forms in a way they had never
seen done before. I choose someone right from the audience who had never done a
deal and had them work from the CD of my forms software with all the requested
information. They were shocked at how easy and quick it was completed! They were
done in less than 5 minutes. The entire short sale package was ready to go that quick!

One deal I was very excited to share was the deal I went over with my personal
acquisition specialist, note for note, e-mail for e-mail, call for call. I showed them through this
eye opening deal how much money the bank gave me just because I asked for it.
I am talking about over $31,900 that came out of thin air and went into my 401K, tax
free on the last day of 2009. What a way to close out the year!

This is just a small clip of the Saturday one day event with information I normally only
share with my elite Mastermind Group. I had so much fun teaching what I enjoy
doing everyday and the response was incredible! I also gave away thousands of

The New Rules of Short Sales

The U S Treasury Department announced their plan to speed up the short sale process of homes and other loan modifications on November 30, 2009 to help the rising foreclosures across the country.

The Home Affordable Foreclosure Alternatives Program offers financial incentive for completing a short sale and deed in lieu transactions.

Short sales are favored by real estate agents and community groups over foreclosure because they can preserve the borrower's credit rating and leave the property in better condition than when a homeowner is evicted. While primary lenders typically realize steep losses, their recovery is typically far better than under foreclosure.

To Qualify for this program:

The property must be the homeowner’s principal residence.
he home owner must be delinquent on the mortgage or close to defaulting.
The loan was made before Jan. 1 this year and is less than $729,750
The borrowers total monthly mortgage payment must exceed 31% of their before-tax income

The New Rules Verses the Old:

This is a step forward in the Short Sale market. This will give buyers less time to wait for lender approval from the time they sign the contract and make Short Sales more attractive to potential buyers.

Strict Deadlines
Standardized Paperwork
$1000 to mortgage servicing companies for administrative costs
$1500.00 relocation expense to the seller for selling their home for less than the amount of their mortgage
Up to $3000 towards paying subordinate lien holder to release their lien.
A minimum of 90 days up to 1 year to market and sell the property will be allowed
No foreclosure may occur during the marketing period specified in the short sale agreement.
For participating in Foreclosure Alternatives the Mortgage service's may not charge fees to borrowers
Mortgage service's may not lower real estate agent commissions after an offer has been received

Borrowers who complete a short sale under the program must be “fully released” from future liability for the debt, according to the guidelines.

Preparing for an Open House

Having an open house is an excellent way to market the home. You will definitely get a lot of curious neighbors coming into the home which is a great way to get the word spreading.

To prepare for the open house make sure the home is as clean as possible and free of clutter. Turn on a few lights and open the curtains to assure a bright feeling to the home. Would not be a bad idea to bring along a bottle of air freshener to give the home a nice smell.

The outside of the home is the first thing your potiental buyers will see. Make sure the lawn is cut and the bushes are trimmed and there is no clutter in the yard.
Park the cars along the curb if you can, free up the driveway.

Let the neighbors know, they will no doubt wonder why there may be a bunch of people coming and going from the home.
Have a sign up sheet ready at the front door. You want to get their name, address, phone number, email if possible and how they heard about the Open House.

You are going to run across buyers who may not be serious but just looking. Making a good impression without giving out too much of your valuable time will give you opportunity.They may call a friend who is looking for a home and recommend you. Have your business cards ready.

Your buyers will arrive with questions. Make notes of key places and the distance, like grocery stores, schools, malls, airports ahead of time.
Inside the home will bring questions as well, how old the air conditioner is or the roof, make sure you have an estimate time frame for this as well.

Give your buyers reasons for the homes potential . Maybe it has a bonus room that could be used as another bedroom or office. A garage turned into a game room.
Let them know that any large or construction improvements will need to be checked with the county or city permit office and they can answer questions too.

Other key tips are:

o Have the Open House on the Weekend
o Keep the Hours between Noon and 5PM
o Advertise the Open House with Flyers and Classified Ads
o Place signs along the main roads leading to the home
o Bring Drinks and Snacks for you and/or your Guests

Did you know that hundreds of years ago, people were afraid of Halloween.
They thought this because the sun would grow weaker and they thought the plants would die.
The Celts tribe had a god called Samhain, the god of Death. Celts lived over 2,000 years ago in Great Britain and Ireland.
The Celts celebrated New Year's Eve on October 31st, but they called it "Samhain's Night." They called it this because they believed that Samhain came to Earth that night.
As a gift to Samhain, they burned animals and wore animal heads and furs.
Years later, the Romans conquered the Celts. They had many gods. One god that was very important to them was Pomona, god of Fruit. They celebrated this god's day in the Fall, right after Samhain's Night. As a gift to Pomona, apples were given They were also given to the gods of rain and fire to thank them for not harming the crops.
Romans ruled the Celts for over 400 years.
During that time, Pomona's and Samhain's festivals got mixed up and became one.
In the 1880's people came to the U.S.
Many of those people came from Great Britain and Ireland where the Celts had lived.
With them they brought three holidays. One of those holidays happened to be Halloween.

Weekend Mini Vaca at Bahama's Atlantis with Hunter Paschall

I gave Debbie a birthday weekend get a way in one of the most beautiful places Bahama's Atlantis. We had a great time and enjoyed the waterfall just out side our room, the crystal clear ocean and golfing off the 6th hole. The golf course at Ocean Bay Golf Club where Michael Jordon holds his charity tournament events once a year was stunning.

We also went to the Underwater aquarium tunnel at Atlantis in the Bahamas and saw up close the swordfish and barracuda swimming right before our eyes.

What is Short Sale Transactional Funding?

Here is Inside Scoop about Back to Back Closings with Short Sales Transactional Funding:

It is very important to send the correct Purchase Agreement and HUD1 Settlement Statement to the Mitigator. On the Purchase Agreement going to the Short Sale Mortgage, your Buyer is your Trust, Trustee, Corporation, etc.

On paragraph H, the HUD1 Settlement Statement states “Preliminary HUD Settlement”. This is what you send to the Mitigator for approval of the short sale. You should find an investor friendly Title Company who will assist you in preparing the HUD1 Settlement Statement. If the Title Company will not, then contact our office and we can refer to a HUD1 Settlement Statement software.

Once you know your Buyer is ready to close, you can close with your Seller the same day. There are several ways that you can close with your Seller. You could meet them at your office, home, a specific location and have them sign all necessary closing documents as stated on the Approval Letter or you could have the Seller come into the Title Company and close the same day as your Buyer.
We would recommend the Title Company.

After the title company gets your closing funds from the 2nd closing (the one from the Trust to the end buyer) you should receive a Wire Confirmation from the title company. This is proof that the Title Company has wired the funds to the bank for your 1st closing (the short sale).

It is your responsibility to make sure the HUD1 from your 1st closing (short sale where your company originally purchased the property), the Wire Confirmation & any Signed Payoff letters have been received by the bank, either through email or fax.
IT IS YOUR JOB TO MAKE SURE THE BANK HAS RECEIVED ALL THE DOCUMENTS NEEDED TO HAVE A COMPLETED TRANSACTION IF/WHEN YOU PERSONALLY ARE NEGOTIATING YOUR FILES.

You should follow up with the lender, usually a closer/mitigator, to make sure they have received the documents.
The HUD should show a cash transaction, no mortgage because you funded the closing with cash.
This is a must for success.
It is not up to your title company to handle this part of the transaction because they did not work with the bank, you did. The Title Company only paid off a debt that you negotiated and provided a payoff for.

This BPO worked just like Hunter teaches… to the letter

My Students, Jeff and Earnie were paying attention!
How rewarding to see them succeed!
Here is what they sent to me after preparing and doing a BPO with an agent.

1. I reviewed the 12 steps of a BPO that you instructed after I was informed from Hunter’s office of the BPO to be scheduled.

2. Prepared the BPO package.

3. Called the BPO agent and went over the qualifying questions as instructed from the 12 steps and gather information

4. Set the date and time to meet at the property and exchange contact information with the agent

5. The day of the BPO I arrived at the property 30 minutes early and open the property up and removed signs and flyers

6. I laid the BPO package on the kitchen counter so the agent would see it

7. The agent arrived and we introduced ourselves and began to make small talk about the weather, and etc…

8. I introduced myself as the gopher guy for the company that was working for the bank to liquidate the property… and just laughed… then she laughed and said me to.

9. I told her this was a nice property and shared with her that I had heard the sad story of the lady that lived here… worked on the agent’s emotional side… we connected

10. I let the agent go through the house on the main level by herself the first time, then asked her if she seen some of the problems with the home and she said no, so I walked her through the whole house and started pointing out problems and save the MOLD for last. The MOLD nail the coffin shut!

11. Helped her measure the home on the outside and as we walked we discussed the market, years she was in the business and what she thought of the MOLD in the house. She said, it will most likely need to be addressed.

12. As we walked back into the house she asked me about the file on the kitchen counter and I said, oh! That is for you… the company working with the bank prepared it for her… and asked me to deliver it… again I am just the gopher… and laughed. I said I think there is a contract, repairs, and some comps or something like that. She said GREAT, and grabbed the file and walked out with it. As she walked out she opened the file and browsed through it and then said thanks for the information, my time and working with her and she would be in touch if needed. Then she left.

13. This BPO worked just like Hunter teaches… to the letter of the text book, which Earnie and I invested in.

14. GREAT RETURNS on OUR EDUCATION INVESTMENT!!!

9/11 The day the world watched America's Tradegy

September 11, 2001
Today marks the 8 year anniversary of one of the most tragic days in America. I am sure everyone can remember where they were the precise moment they heard and watched the horrible news
of jets crashing into the World Trade Center, the Pentagon and a field in Pennsylvania.

It was a day we took in and held a shocked breath, unbelieving what was unfolding before us.
Calls to loved ones, turn on the news! Pictures and notes with loved ones missing. America was attacked like they had not been attacked since Pearl Harbor 1941.
This tragedy changed forever in that one day, our economy, security and family life.

Today across the country there will be ceremonies to honor the victims and heroes of the attacks of 9-11.
In New York, more than 100 volunteers who worked at the WTC are reading names of the fallen.
Mourners gathered for two moments of silence, while bells tolled at churches throughout the city.

Thursday night, crews tested out a light tribute that will shine over lower Manhattan, to commemorate all those who lost their lives.
The light will turn on at sunset, then fade down at dawn Saturday.

Please take moment of silence to pray – for our great country, the surviving families, our men and women in uniform who sacrifice their lives daily, our president and leaders of state.

As Seen on What?

Researching the internet I come across websites that have banners stating as seen on CNN or MSN or ON TV.
I try to click on them and find the there is no link to tell me what they did.
I wonder if some are really associated with those company's or just using them for hype.

If I have a banner or link stating I was interviewed by say Montel Williams, I certainly want to show that off. By the way I was on his show. No Hype Here!
One of the best compliments I can receive is someone asking me to share my Real Estate
knowledge on their show, as a guest speaker at an event, radio, or the News.

With the Foreclosure crisis building I was asked by News 9 for advice as a real estate investor and was glad to help.

I received a call from Kris and Kelly Carter from One Life Concepts for help on a Short Sale over
the weekend. They had bids on a clients home and it was set to go to sale by the bank
on Monday. They called me on Sunday to see if there was anything they could do.
A few tips from me and they were able to stop the bank from taking back the home and have a chance for a Short Sale.

Finding Your Home Market Value

It is important that you know what a property is worth so that you can negotiate with the Seller/Bank.
There are many different ways to determine the approximate value of a property.
If the value of the property is close to what is owed on the property you will have to obtain a short sale in order to purchase the property.
The property values in Florida are changing daily like many other States.
Knowing the condition of your market whether you are in a hot market, down market, slow market or fast market is an important factor.
The true value of the property comes into consideration when dealing with the Mortgage Companies.
Below is a list of ways that you can determine the value of the property.
Please note that when considering comparable on the property you will need to look at houses that sold within 1 mile radius or less with no more than a sale date of 6 months back from the date you are analyzing the property.

Multiple Listing Services (MLS):
Having access to the Multiple Listing Services is a great way to determine the true value of the property.
You should build rapport with a Realtor so that you can have access to the MLS if you are not a Realtor yourself.

Property Appraisers Office:
This information you would obtain from your Property Appraisers Office, in the County which the subject property is located.
Usually you can find this information on the internet.
When on your Property Appraisers website, look up the subject address and search for comparable sales in the neighborhood.

Zillow:
This information you would obtain from www.zillow.com. In the search field, on the website, type in the address of the subject property.
It is OK if you do not have the zip code but it will probably work better if you did. Click on GO. It will pull up an aerial of the house.
Click on the COMPARABLES link to pull up a list of comps. Look at every property that sold within the last 6 months.

Bank of America:
This information would be obtained from the Bank of America. Go online to the following website: http://bankofamerica.cyberhomes.com. Type in the address of the subject property, properties near your subject will appear.

Building a Buyers List Online with Hunter Paschall

If your properties on not on the internet, you are losing valuable contacts.

Along with advertising in your community (see blog Building a Buyers List is a Must) it is essential you are showing off those properties online.
There are many places you can do this online for free such as classified ad sites.
Think of these places as an advertising tool to get email in your box and the phone ringing!

Do yourself a favor and be organized before you start listing to save you valuable time.

Make sure you have the information about the home ready.
Bedrooms, bathrooms, Sq Ft, year home was built, and of course special things about this home that would make it appealing.
Each classified ad site is basically the same in what information you need to put in.
Always include your contact information at the bottom of each listing. (Phone or email)
Put your slogan on word pad and keep that open to copy and paste.

Example: Contact me today at 407-834-1325 if you have any quesitons, glad to help.

You have taken photos of the homes and they need to uploaded to your computer.
One of things my marketing manager passed along to me was how many people are not organized when it comes to photos.
Yes, we all the tendency to upload photos to our My Pictures and are astonished when we want to find one and see we are sorting through a hundred!
This is time consuming and can be avoided.

In your My Pictures Folder you need to have a master folder called Homes For Sale.
In that folder make a folder for each address. 1234 my street, city and upload the pictures for that address only.
Upload the next set of pictures for the next home with that address 123456 my street, city.
When you are adding your information and photos to the classified ads you now only need to go to the folder for that address and your pictures are ready for you.

Catch potential buyers and investors eyes!
You title is a major key to you success. I am sure you have seen this in email marketing.
Take a look at your email and think about what you delete immediately because you do not like the title or think it is spam.
Consider this when writing the title for your listing on these sites.

Example: Buy one House - Get One Free
Would you want to see what this is about?
You are not alone, many people did and this was a title on one of my homes for sale classified listings.
I had two homes on one property in pre foreclosure. The investor could buy up the entire property at a low price and there were two homes available.
The deal was closed and I did get many phone calls and laughs about that heading. It brought attention!
Consider your target audience for each home. Is it Move in Ready, near Disney World, Big Beautiful Pool, a foreclosure that must sell now!
Take the time for your title and it will be valuable time well spent.

MULTIPLE LISTING SYSTEM:
The MLS is a database that Licensed Realtors use to list and sell their properties. Usually, you can make an arrangement with a Realtor to let you access their MLS, if not, 3 Days Live can list properties in the Greater Orlando Area for a flat fee of $499.00.

Helping the Homeowner in Pre Foreclosure and Protecting Yourself

You are ready to help a homeowner in pre foreclosure. You are investing in a property and doing the Short Sale..
The question I am asked quite often is do I put this property in my name since I am the investor?

You should not have any of the properties owned in your personal name. You should buy property in a Land Trust with a Beneficiary being you. The majority of law firms recommend an LLC entity, which stands for Limited Liability Company. LLCs are becoming more popular and it is easy to see why. They combine the personal liability protection of a corporation with the tax benefits and simplicity of a partnership.

The owners (or "members") of an LLC are not personally liable for its debts and liabilities, but also have the benefit of being taxed only once on their profits. Moreover, LLCs are flexible and require less ongoing paperwork. Attorneys believe that there is more protection in a Limited Liability company than having a piece of property in your personal name.

An attorney knowledgeable in LLC and real estate law can help you answer questions for your LLC.
You may think this is expensive, but you may only need an hour or two to get the answers that will provide you with confidence for the future.
It is also recommended that you seek the advice of a CPA in choosing the correct entity in order for you to own property.

You Will Need The Following To Operate:

Home, Cell or Office Line
More and more business deals and appointments are made over the phone. Is your business phone friendly?.
Consider that when a person calls your business, this is their first impression, make it a good one!
When people call are they getting a computer voice or a real person?
Do they have to go through punching so many numbers that they just get frustrated and hang up?
Consider your Telephone your life line to your business.

• Fax
Faxes are used widely in the real estate business. Whether you have the standalone Fax machine or use the internet for faxing it is a useful tool.
One of the benefits of a fax machine is electronic signature on contracts that may not be recognized by law in some countries while faxed contracts with copies of signatures are. (check laws for your area)
We like efax.com to send faxes electronically. We receive them through email and use our printer.
It is not required to use an e-fax but recommended

• Computer
Like someone once said to me, how can someone take a business seriously if they do not have a website.
This is true, the world became closer since the age of the interent and the way we market our business and ourselves has changed.
The only way to get on the world wide web is with a computer.

• E-Mail Account
Today you need to pay attention to even the smallest details. The competitive market is even bigger, because of the Internet.
Yes, even your email address can be a reflection of your business.
You can get a free account online at various places such a yahoo, gmail, hotmail, etc even though these email accounts
were primarily set up for personal email accounts at the dawn of the Internet.
While these are used, they can come off as unprofessional. When you get a website, most companies that host the site
will give you free email accounts that can be used for your business.ie: yourname@yourbusiness.com
The next thing to the telephone is email. Check your box often.

• Printer
Can not do without this piece of equipment. We have a copy, printer and scanner in one.
Make it simple on your self. Ask what we are really looking for.
Is it just a basic printer for printing a few documents a week.
Is Color important?
Do we need a Scanner?
Make your list and head to the nearest office store to compare prices.

Once you have your equipment implemented, its time to get out there and make the phone wring, the printer print and show off your business!

Realtors® research the MLS and they make a commission while helping you the investor, the home owner in distress and it is a win win situation for all when the deal is closed.
Consider the MLS. It is a very powerful tool to help sell your pre-foreclosure homes.
Listing your property allows your house(s) to be visible to other Licensed Real Estate Agents and their buyers
Also Realtors® have a buyers list that they match up to your homes, how great is that!

A Mortgage Broker
There are many Mortgage Brokers in your local Real Estate Community.
Staying current about the real estate market is what the best mortgage brokers do and usually use a different number of companies to arrange a mortgage giving you more choices.
Having the correct Mortgage Broker on your team will weed out unqualified buyers.
It is recommended that you form a relationship with several.

A Title Company
You want to find a Title Company that is willing to work for you when you need them. The Title Company helps you close your deal. The way to find a Title Company is by speaking with people in your real estate community. When working with your Title Company, you might find that you are teaching them about Land Trusts and the creative things you do with your business! Be grateful for all the services you get, and show your appreciation.

You may find a lot of the Sellers you are trying to contact or Sellers that have contacted you probably no longer live in the Pre-Foreclosed property.
These distressed home owners are usually down to their last option, have already given up hope and just walked away from the home.
They are expecting the bank to take their home and their credit to be tarnished.

These people need to know they can still be helped by doing a Short Sale, which is one of the most effective ways for discounting loans in real estate.
It is definitely harder to track down the Sellers of these Vacant Properties, but you can try to find their contact information the following ways:

1. Go to the house and leave a Yellow letter in the door.

2. Go to the neighbors and find out where the Homeowner moved

3. Locate telephone numbers on the free telephone search websites

4. Contact a skip tracer to obtain the telephone number of the Homeowner and their new address, i.e. www.findtheseller.com

It is to your advantage to track down these Sellers because:

1. Most of the time the Homeowner does want to save their credit

2. Many investors do not track vacant homes giving you less competition

3. Selling vacant houses is easier because you are able to allow your new buyers instant access

Doing Short Sales can create huge investment opportunities and you are helping a homeowner in distress. How great is that?

First-time home buyers benefits of the $8,000 tax credit

First-time buyers can use the benefits of the $8,000 tax credit with FHA first mortgage financing.
This is possible since lenders received the go-ahead from the U.S. Department of Housing and Urban Development to create bridge-loan products .

This is going to give the first time home buyer with good credit the ability to purchase a home with about 3.5% down, less closing costs
and basically not much or no out of pocket expenses. The seller can also give up to 6% prepaid buyers cost to close.
I will give up 6% for a minimum $20 thousand dollar check anytime.

Benefits of the tax credit:
Does not have to be repaid
Fully reimbursable in the form of a payment.

Lenders are expected to create bridge-loan products needed to implement this action.
The Tax Credit is set to expire December 1, 2009 and will leave a small window for lenders to create and organize the programs in a profitable manner.

SO this is the best time to take advantage of the short sale market. Not only are the banks trying to help out with Government
support but are only giving us a window to make it happen.

Tribute to Michael Jackson Memorial

I among millions tuned in to watch Micheal Jackson's memorial on television yesterday. It was a death that not only shocked our county but the world. For over 40 years he had been there preforming and giving us his incredible abilities as a musician, dancer, composer and humanitarian. Michael Jackson changed the way we looked, felt and danced. How many people can say "I grew up watching him" He influenced my life", I know I can. I was his age watching him with his brothers on TV. Here was this incredible little kid belting out music like he had been here before. His talent was obvious, and he grew to stand alone as the King of Pop making music history.

In the past week, I learned more about Michael Jackson than in my lifetime, and appreciate him more. He endured the lack of childhood and privacy, the change of appearance, the scandals and the stress to remain a star who perfected every move and every note to be sure his fans smiled, laughed and felt good.
He broke through barriers of color, judgment and offered hope. It was not just through his performance's that he offered greatness. Michael was a true humanitarian taking time away from tours to visit sick children in hospitals all over the world, talking with African leaders about slowing the spread of AIDS there. In 2000 he was listed in the Guiness Book Of World Records where he broke the world record for the "Most Charities Supported By a Pop Star" supporting 39 charities.
He was paying attention to paying it forward.

When the casket was rolled into the Staples Center I felt the loss tremendously. He was more than a preforming genius, he was a father, son, brother, uncle and friend. He was welcomed by presidents, kings and queens. Memories of his songs, the famous glove, the first time we saw him do the Moon Walk and the man who dazzled us with "Thriller, flooded into my head. I grew up watching him grow up and even though I did not know him personally, I knew him, the world knew him. His vision of peace and love for one another was one of his greatest missions...

When I was working for my dad in the automotive business, we were working in the shop and I had to polish shafts on these armatures (piece of a starter that goes in the big monster trucks). When doing this you would have to stay completely focused because you use a machine that spins around like a top at high speeds and if your mind wanders you could snap a finger or subject yourself to a multiple of different types of injuries. One day I was thinking about something else while I was polishing one of these 5 pound metal armatures and it flew out of the machine and struck me right between the eyes.

I don’t know if that was a lesson or what it was but it was something that definitely told me “Hunter you are not staying focused on what you are doing”. The point I am trying to make is that if you do not stay focused on the task at hand it may jump out and hit you right square in the face. So always be conscious of what you are doing and keep yourself focused on the task at hand and completing it before moving on to another task. Learn what you need to learn, get all the information you need to get and finish that task. Don’t let yourself get smacked in the head because you can’t stay focused on your current task.

Even though I learned to stay focused many years ago by getting hit in the face, I had to learn it all over again today. As I was driving away from my house today, I drove through a field so I could take a look at one of my boats. I wanted to check and make sure it was okay. Instead of focusing on where I was currently at, I was focused on where I was going and looking at my boat. Unfortunately, the field I was driving through had a few palm trees scattered around and one of them helped me come to a sudden abrupt stop. I wrecked my brand new 2010 Toyota Tundra head on right into a 40 foot palm tree because I was not looking where I was at the moment. Instead I was looking at my boat. So even now it seems that I need to be reminded of the task at hand. Something as simple as driving my vehicle. I would have seen the boat once I reached my destination but I became impatient and started looking at it when I should have been focused on my driving.

You know, I have learned in the real estate business, if I don’t stay focused on the task at hand everything around me will start to fall apart. Meaning, that when I am working on a short sale I have to stay focused on the seller which is the number one most important part of this whole process. I need to keep a rapport with them. The second thing that I need to stay focused on is the bank. I have to know what the bank needs and when they need it so that the short sale process runs smoothly. I have to make sure that when they call that I return calls in a timely manner and that goes for when they e-mail me as well. The third thing is the buyer. Making sure the buyer is getting qualified by the lender and making sure they can get a loan so they do not tie up my property.

If I do not stay focused on those 3 simple things when processing a short sale, I may run right straight into a tree that brings me to a sudden stop like I did this morning!

Please remember to stay focused on the current task at hand. It is okay to have the end result in mind but you need to stay focused on the process of getting there. If you don’t then you might not reach the end because instead you might be sitting dead in your tracks with a 40 foot tree in front of you.

The good news is that everything can be fixed. However, I like to keep things simple and do it right the first time. I learned the hard way to “keep it simple, stupid!!” and it looks like I am still learning it today. My truck can get fixed but the bad news is now it is taking away from other things I need to be focused on. Going through the insurance company and working with the body shop to get the truck fixed will take time and energy away from other things. I can delegate it and have other people do it but the fact remains if I would have been focused on my driving this would have never happened and all the time energy that will be spent on fixing the truck could have gone toward something more positive and lucrative.

Bottom Line is that by not being focused I have caused something to be in my life that I don’t need nor want. So learn from me and Stay Focused!!!

Tips:

* If want to do a teaching video that is going to be longer, I suggest you put together a written sketch to follow about your topic and practice.

* Choose your background area that is not too busy so they keep their eyes and ears on you.

* Doing your own Video's can save you money and it is a must have to implement into your real estate marketing.

Benefits to the Housing and Mortgage Industries with the Economic Stimulus Plan

The $787 Billion Stimulus Plan is signed and sealed with tax cuts and spending programs to help revive the US economy.

The package was scaled down from nearly 1 Trillion $ and stands as the largest anti-recession effort since World War !!.

What does this do for homeowners and home buyers? They stand to gain key provisions in this plan.

Let me show you how.

Home Buyers Tax Credit

First-time home buyers who purchase homes until the end of November 2009 may be eligible for a $8,000 or 10% of the value of the home tax credit.
For couples with incomes above $150,000 and single filers with incomes above $75,000 the tax credit starts phasing out.
Buyers will have to repay the credit if they sell their homes within three years.
This is not a tax deduction which only reduces your taxable income. This is a tax credit which is equivalent to money in your hand.

Energy Savings and Green Jobs with Tax Incentives

By extending and expanding tax credits through 2010 for purchases such as new furnaces, energy-efficient windows and doors, or insulation this will help to help promote energy-efficient investments in homes.

Gary Shilling's 2009 Predictions - He Saw the Crash Coming

Something I saw that was interesting and thought I would share it. It tells me that we need to help a lot more people in the foreclosure crash and help homeowners either by way of loan modification where the bank will accept less for what is owed and leave the seller in the property or the short sale where they sell the property for less than what is owed and relieve the buyer of any further responsibility one way or the other to climb out of this downward spiral. The big dogs don’t even have all the answers but we need to keep helping the homeowners until this thing stabilizes in a year or so.

Gary Shilling, one economist who saw the crash coming and president of A. Gary Shilling & Co, is predicting that 2009 is still going to be a year of recession but has possibilities.

Most of Gary Shillings predictions came true for 2008.He states that we are looking more on the down side for the stock market S&P 500 to hit 600 a 1/3 decline of the earnings for 2009.

The housing market could plummet an additional 20% but no prediction of housing bottom , says Shilling. Excess home inventory is the mortal enemy of prices and Shilling, does not believe the Fed's efforts to lower mortgage rates will resolve the crisis.

Shillings prediction for 2009? The recession will continue through out the year with a rally about 2nd half of the year with a recession recovery being projected for 2010.

Stay focused on the things that we are grateful for and not the negative side of life.

What is going to happen with the $700 billion dollar bail-out? No one knows because like the 643 bill, that was passed with a lot of unanswered and misleading clauses and questionable results. Whom is it for, Who will it help, Is there enough Money to go around??? It has left us Investors and Realtor's who are still in the game confused.

I am talking about the pre-foreclosure game. Consulting with people about their properties and negotiating with banks to make a profit after getting a huge discount or just a discount low enough to help all that is involved . I have been working in the pre-foreclosure industry for over 9 years now. This new bail out will just help us savvy Realtors and Investors to make even more money. Debbie and I visited the Vanderbilt Home "The Biltmore" as part of our vacation in North Carolina.

It is a French Renaisance chateau near Asheville built by George Washington Vanderbilt 1888-1895.
This is the largest privately owned home in the US with 175,000 square feet and 255 rooms.

The Vanderbilt's descendants still own this home and today it stands as one of the most prominent examples of the Gilded Age. In 2007 it was ranked 8th on the list of America's Favorite Architecture by the American by the American Institute of Architects.

Visitors from all over the world continue to marvel at the 70,000 gallon indoor swimming pool, bowling alley, turn-of-the-century exercise equipment, two-story library, and other rooms filled with artworks, furniture and 19th-century novelties such as elevators, forced-air heating, centrally-controlled clocks, fire alarms and an intercom system. This month we are going to talk with an investor who has contributed a great deal to CFRI and has proved himself as one of the most successful investors in central Florida, Hunter Paschall. He is an investor, a teacher and resource for all of us to learn from. After interviewing Hunter, I thought it would be best to meet him in person, and after our brief time together, I have discovered you are never too old or young to start and that you can overcome ALL obstacles if you want to.

What’s your story; tell me abut yourself…how did you get started? Was there a moment in time that you made a decision to do something different? And why real estate?

I always liked the art of buying something and selling it for a profit. All my life I considered this an art form because I use my imagination to create something from nothing. Since I got started in real estate I have never second guessed this career move. I knew this is where I wanted to be. I challenge myself on a daily basis to do the next best deal, be it creative or having a payday being bigger than my highest deal to date.

What is the most money you made, and how did you do it? I have made $310,000.00 on just one deal from start to finish.

It was a residential home. I was given a free house from the seller. He had bought it through another investor and found himself holding a lot of debt on a house that was not returning any cash flow. I contacted him through persistence and did my due diligence and it paid off. I negotiated the debt owed on the house from the bank (short sale). I then marketed the home and sold it to another investor below market value. The numbers looked like this. Old debt owed on the house, $980,000.00 (1st & 2nd Mortgages). I got a discount in the amount of $646,000.00 for both mortgages. I sold the house after I spent $1500.00 for clean up for 1.1 million (the new appraised price).

What is the most money you lost, and what would you have done differently?

I have never lost on any deal and I have bought and sold over 125 houses now. The only money I have lost is on the houses that I have controlled and the bank did not want to sell it to me after I provided them with the value. I know this year I spent about $1500.00 on putting a deal together and the bank declined it. I am still working on that deal with the bank. The upside is that if they would have accepted my offer I had the potential to make a minimum of $500,000.00 on that deal. We are talking about a 4.5 million dollar house. So as far as buying and selling, I have never lost on one. Sometimes the cost of doing business is a little higher on some than others, but I am willing to risk $1500.00 for $500,000.00 profit any day of the week.
Based upon your experience, where do you see the most growth, and why? There are a few ways I look at this. For me the first growth is from learning from a mentor or a coach that has been where I am and became successful. When I started I did not have much money lying around. But for me to take what little I had and spend it on someone’s idea of training or coaching was like being reborn. It started giving me the belief of what could happen. The 2nd part to this is to take what you have been taught and apply it in the real world. What I mean is to start marketing and talking to sellers. Walk through the initial fear that is in front of you. You know just stretch your risk muscle. Make offers and get the contract completed. I have made many mistakes in this business and I have learned from each and every one of them. I would like to say that I have not repeated them but sometimes I think it will come out different and learn the same lesson again.
I see the most growth from playing all out and going for it. Remember that $310,000.00 deal I talked to you about. The 1st buyer I had on the deal backed out 4 days before I was to fund the $646,000.00. I could have freaked out and just backed out myself but I freaked in! That is I pulled it all together and raised the $646,000.00 in just 4 days and funded the deal. Now I owned my first million dollar home. That is growth. Everything I went through just gave me more strength and confidence. I sold the home 30 days later and made more money than I was going to make with the original buyer. I believe in risk and without risk there will be no growth. No change, no gain. To grow is to change from the sameness that you are and become something different.

What marketing do you use, and what do you think are the best and worst marketing for leads for you?

I use all types of marketing from car signs, cards, pens, letters, zip code mailings, postcards, ads in the newspaper, mailing to a foreclosure list, etc… I do not think the worst if something is not pulling, I just switch it up. This business is always changing and so is the marketing and what works. I will say, if you are not marketing at all then you have no business. Marketing is the key to this people to people business. The best marketing is being at the right place at the right time. Word of mouth has brought me some of my best deals. People just knowing what I do. I always pass out a card to anyone I meet, dinner, lunch, meetings, etc… I am a walking billboard of sorts.

This has been a great time of learning from someone who has not just read about what to do, but has done it. I listen to people who have done it, not those who have never done anything in our business and are so quick to spout off, what to do.

Do any of your leads come from outside your marketing plan.

My marketing plan is to let the whole world know what I do.
That way I get leads from all over the country from people who I have met and know what I do.
I never focus on just one thing. I will work on any deal if it makes sense.

What is the best piece of advice you can give someone new?

Find out what you do best and stay with it. Do not give up even when the tough get going.
Do not leave your current job until you start cashing checks. Get a mentor or coach of some sort.
Just make sure you do your due diligence on them just like you do your properties.

What are some pitfalls to avoid?

Again, if you are currently working, do not quit until you have cashed a check or two.
Stay away from the negative talkers (this business doesn’t work).
Find and surround yourself with people who are cashing checks and doing deals.
Pick their brain and get as much education as you can from the successful investors.
Stay away from people who keep saying when they get it figured out they will do their first deal.

What is your mental mindset when you are looking for a deal?

First and foremost I want to know what the seller needs and will it be a “win win” deal for all the parties involved.
I like to make no less than $30,000.00 on any deal I do and I like to have at least 3 exit strategies to create the income I am looking for.

How did you find the resources available to make your first deal?

I got a referral from a friend and that gave me my first deal. I negotiated a “subject-to” which meant no money out of pocket and I got the deed. With a tenant already in place that was paying the mortgage payment (slow but paying), eventually I evicted the tenant and sold the house for a profit approx $43,000.00.

Did you take a lot of classes, or read a lot of books, or attend a lot of seminars to build your confidence to make your first deal?How did you build your confidence? Did you have a mentor?

I have spent over $170,000.00 to date on training, boot camps and classes. I believe you have to be taught something you don’t know. I have read a few books along the way. That is actually how I got started, by reading a few of Robert Allen’s books back in the early 80’s. My first deal I just negotiated my way through by making offers and counter offers until we agreed. Did I know exactly what I was doing? NO!! I knew I wasn’t going to jail and that the seller wasn’t going to yell at me so what did I have to lose. I had a few conversations with the seller and we came to a meeting of the minds. We then put the outcome on paper and I had my first deal. I truly believe that even if you have been to boot camps you still need training or a mentor. I personally just hired a mentor to take me through the year 2007.

What do you think are the best characteristics of a successful investor?

To have a passion for what you are doing and not just for the money. To have dreams, goals, persistence, integrity, honesty and to show compassion to others in their time of need. If you have all those characteristics you will go far in this business.

After all of Hunter has shared with us, there is no reason why you couldn’t succeed. I can tell you that his background story, where he came from to where you see him now is much more challenging than the space would allow. After interviewing a lot of investors, this man has proved to himself and this writer that YOU can make it if YOU really want to. Besides who wants a job? Happy Investing and Profiting.
