What is Short Sale Transactional Funding?

Short Sale Transactional Funding is the hottest deal in Short Sales right now!

Here is Inside Scoop about Back to Back Closings with Short Sales Transactional Funding:
It is very important to send the correct Purchase Agreement and HUD1 Settlement Statement to the Mitigator. On the Purchase Agreement going to the Short Sale Mortgage, your Buyer is your Trust, Trustee, Corporation, etc.
On paragraph H, the HUD1 Settlement Statement states “Preliminary HUD Settlement”. This is what you send to the Mitigator for approval of the short sale. You should find an investor friendly Title Company who will assist you in preparing the HUD1 Settlement Statement. If the Title Company will not, then contact our office and we can refer to a HUD1 Settlement Statement software.
Once you know your Buyer is ready to close, you can close with your Seller the same day. There are several ways that you can close with your Seller. You could meet them at your office, home, a specific location and have them sign all necessary closing documents as stated on the Approval Letter or you could have the Seller come into the Title Company and close the same day as your Buyer.
We would recommend the Title Company.
After the title company gets your closing funds from the 2nd closing (the one from the Trust to the end buyer) you should receive a Wire Confirmation from the title company. This is proof that the Title Company has wired the funds to the bank for your 1st closing (the short sale).
It is your responsibility to make sure the HUD1 from your 1st closing (short sale where your company originally purchased the property), the Wire Confirmation & any Signed Payoff letters have been received by the bank, either through email or fax.
IT IS YOUR JOB TO MAKE SURE THE BANK HAS RECEIVED ALL THE DOCUMENTS NEEDED TO HAVE A COMPLETED TRANSACTION IF/WHEN YOU PERSONALLY ARE NEGOTIATING YOUR FILES.
You should follow up with the lender, usually a closer/mitigator, to make sure they have received the documents.
The HUD should show a cash transaction, no mortgage because you funded the closing with cash.
This is a must for success.
It is not up to your title company to handle this part of the transaction because they did not work with the bank, you did. The Title Company only paid off a debt that you negotiated and provided a payoff for.

This BPO worked just like Hunter teaches… to the letter
How rewarding to see them succeed!
Here is what they sent to me after preparing and doing a BPO with an agent.
1. I reviewed the 12 steps of a BPO that you instructed after I was informed from Hunter’s office of the BPO to be scheduled.
2. Prepared the BPO package.
3. Called the BPO agent and went over the qualifying questions as instructed from the 12 steps and gather information
4. Set the date and time to meet at the property and exchange contact information with the agent
5. The day of the BPO I arrived at the property 30 minutes early and open the property up and removed signs and flyers
6. I laid the BPO package on the kitchen counter so the agent would see it
7. The agent arrived and we introduced ourselves and began to make small talk about the weather, and etc…
8. I introduced myself as the gopher guy for the company that was working for the bank to liquidate the property… and just laughed… then she laughed and said me to.
9. I told her this was a nice property and shared with her that I had heard the sad story of the lady that lived here… worked on the agent’s emotional side… we connected
10. I let the agent go through the house on the main level by herself the first time, then asked her if she seen some of the problems with the home and she said no, so I walked her through the whole house and started pointing out problems and save the MOLD for last. The MOLD nail the coffin shut!
11. Helped her measure the home on the outside and as we walked we discussed the market, years she was in the business and what she thought of the MOLD in the house. She said, it will most likely need to be addressed.
12. As we walked back into the house she asked me about the file on the kitchen counter and I said, oh! That is for you… the company working with the bank prepared it for her… and asked me to deliver it… again I am just the gopher… and laughed. I said I think there is a contract, repairs, and some comps or something like that. She said GREAT, and grabbed the file and walked out with it. As she walked out she opened the file and browsed through it and then said thanks for the information, my time and working with her and she would be in touch if needed. Then she left.
13. This BPO worked just like Hunter teaches… to the letter of the text book, which Earnie and I invested in.
14. GREAT RETURNS on OUR EDUCATION INVESTMENT!!!

9/11 The day the world watched America's Tradegy

September 11, 2001
Today marks the 8 year anniversary of one of the most tragic days in America. I am sure everyone can remember where they were the precise moment they heard and watched the horrible news
of jets crashing into the World Trade Center, the Pentagon and a field in Pennsylvania.
It was a day we took in and held a shocked breath, unbelieving what was unfolding before us.
Calls to loved ones, turn on the news! Pictures and notes with loved ones missing. America was attacked like they had not been attacked since Pearl Harbor 1941.
This tragedy changed forever in that one day, our economy, security and family life.
Today across the country there will be ceremonies to honor the victims and heroes of the attacks of 9-11.
In New York, more than 100 volunteers who worked at the WTC are reading names of the fallen.
Mourners gathered for two moments of silence, while bells tolled at churches throughout the city.
Thursday night, crews tested out a light tribute that will shine over lower Manhattan, to commemorate all those who lost their lives.
The light will turn on at sunset, then fade down at dawn Saturday.
Please take moment of silence to pray – for our great country, the surviving families, our men and women in uniform who sacrifice their lives daily, our president and leaders of state.

As Seen on What?
I try to click on them and find the there is no link to tell me what they did.
I wonder if some are really associated with those company's or just using them for hype.
If I have a banner or link stating I was interviewed by say Montel Williams, I certainly want to show that off. By the way I was on his show. No Hype Here!
One of the best compliments I can receive is someone asking me to share my Real Estate
knowledge on their show, as a guest speaker at an event, radio, or the News.
With the Foreclosure crisis building I was asked by News 9 for advice as a real estate investor and was glad to help.
